Our clients from Bedfordshire had recently moved in to their new build forever family home. We converted their garage into an office & gym space as well as maximising the storage space by boarding out the loft area & keeping half of the garage for storage.
On the first day of the project we received our delivery early in the morning meaning we were able to crack on and get started.
Firstly we installed the lintels above both of the door openings we were creating. Having got the lintels in place we then grinded the brickwork out at the required measurements. After a dusty couple of hours we started removing the bricks from the door openings.
Our clients wanted 2 doors from the garden into the conversion & storage space. We have all of our doors and windows made by the same company who specialise in making to order so any size can be made as every piece is a one off meaning that it's completely bespoke.
Having received delivery of the doors only 3 weeks after placing the order, we successfully got both frames in level and plumb meaning we could then install the glass and beading with our new nylon hammer.
We then installed 1 course of concrete blocks around the perimeter of the garage then fitted the Damp Proof Membrane to the floor before insulating it with Celotex Insulation.
After the blocks had time to go off we were then able to create the timber frame wall structures.
We installed Celotex insulation to the walls and then were able to install the fire proof plasterboard to both sides of the dividing wall to comply with building regulations. We also had to board the ceiling of the storage side of the conversion with fire proof plasterboard and seal all the joins with another strip of fire proof plasterboard.
Finally we were then able to seal both sides of the dividing wall in the storage side all to comply with building regulations in order to receive the pass certification once the project was completed.
Once the 1st fix electrical work had been carried out by our trusted electrician, we were able to plasterboard the walls & ceiling of the conversion side of the garage. Finally we then plastered out this office/gym in 2 days, all plastering work is completed by us.
On this project our clients were keen to undertake the decoration and floor installation themselves which meant when we had the final visit from the building inspector we were all finished. Second fix electrical work then took place, a part P pass certificate was then handed to us to then pass onto building control who was then able to issue a pass certification to our clients ensuring all of our work had been completed to their specifications.
